New Law. New Standards. Is Your Property Compliant?
This October, new legislation will be introduced. Faster action strict guidelines for mould and damp in social housing are required under Awaab’s Law.
Are you ready?
Awaab’s Law: A Wake-Up Call for Change
In December 2020, a young child unfortunately passed away as a result of a severe respiratory condition, due to extended exposure to mould in his house. Despite his family raising repeated concerns, the landlord failed to act in time. His passing was preventable – and it revealed significant flaws in the way mould and damp are addressed in social housing.
In response, the UK government will be introducing Awaab’s Law, coming into force in October 27th, 2025. This legislation requires social landlords to ‘address all emergency hazards and all damp and mould hazards that present a significant risk of harm to tenants to fixed timeframes’, (Gov.uk) ensuring the safety and wellbeing of residents is never again overlooked.
Why This Matters For Landlords:
This legislation reflects a revised obligation of care rather than just a change in regulations. Housing providers must now prioritise tenant wellbeing, document inspections thoroughly, and act quickly.
The housing sector and local authorities must make sure their property is fully compliant and that their internal staff are prepared to respond as pressure builds approaching the October deadline.
Failure to act swiftly could result in legal consequences, reputational damage, and most importantly – risk to tenant health and safety.
